Adam House receives Rockwall High School Jacket Backers November “Keller Williams-Jessica Hargis Group Yellowjacket Athlete of the Month” Award.

The Rockwall High School Jacket Backers have selected Adam House as the “Keller Williams-Jessica Hargis Group Yellowjacket Athlete of the Month.” House, a 12th grade member of the Varsity Golf Team was nominated by Coach Billy Watkins and chosen by the Jacket Backers board.

Adam played in 2 tournaments. Finished 2nd overall in the Texarkana Classic and first place overall in the McKinney Boyd invitational.  His scores were 72-73-73-72 which is a total of +2 for 4 rounds of golf. Adam is a great golfer and a very good kid. He is a leader by example and has been our most productive golfer for 2 years.

"Adam has worked himself into one of the best players in the DFW area. He has committed to play golf at UTSA next fall. His work ethic is second to none. His tournament average over last year and this year is below 74." said Coach Watkins.

Chaney Garcia receives Rockwall High School Jacket Backers November “Keller Williams-Jessica Hargis Group Lady Jacket Athlete of the Month” Award.

The Rockwall High School Jacket Backers have selected Chaney Garcia as the “Keller Williams-Jessica Hargis Group Lady Jacket Athlete of the Month.” Garcia, a 12th grade member of the Varsity Volleyball Team was nominated by Coach Damon Wilson and chosen by the Jacket Backers board.

Chaney led the team in digs and passer rating for the month. Chaney was a huge part of two critical three game sweeps of Sachse and Rowlett that helped secure a share of the district title.

"Chaney is an outstanding volleyball player and competitor.  She is a great leader on our team and commands respect by the way she plays the game.” said Coach Wilson.

Also nominated was Sydney Garber (Golf).

Help Support Coach Grubbs and Family

Coach Grubbs is a Teacher and Coach at Williams Middle School, and a valuable member of our community helping to shape the minds of local Rockwall area youth on the field and in the classroom. He and his family are close friends with John and Jessica Hargis of The Jessica Hargis Group, their son Presten has grown up and is very close friends with Coach Grubbs’ son Austin. Now, our community has an unfortunate opportunity to give back to this great man.
5165Coach Grubbs has been diagnosed with Adenocarcinoma Kidney Cancer, an aggressive form of cancer. Coach Grubbs is now unable to work while he fights this battle.
Coach Grubbs has been a role model to many young students in Rockwall for the last six years. He taught algebra, coached football and soccer at Williams Middle School for the last four years. Before that he taught algebra at Utley Middle School for two years. He also taught at South Garland High School for sixteen years and coached baseball there as well.
Coach David Grubbs is now undergoing his second round of radiation, and is now hospitalized. The first round was to treat a large tumor that had caused a compression fracture in his spine, and was causing him tremendous back pain.
That radiation was successful in reducing the size of the tumor and relieving a small bit of Coach Grubbs pain. Now, there is another tumor in his spine that is also causing him extreme pain and is compressing on the spinal cord, making it impossible for him to walk. He is NOT paralyzed, but is currently unable to walk due to this tumor. He IS able to move his legs, but they cannot (and neither can his back) take the pressure of walking. The hope is that radiation will reduce the size of this tumor as well, again relieving some pain, and making it possible for Coach Grubbs to walk again.
During all of this, Coach Grubbs has continued with his chemo treatments as well. The cost of all of these treatments, along with the cost of a hospital stay, is adding up very quickly. Coach Grubbs will not be able to leave the hospital and go home, but rather will have to move to a skilled nursing facility, where he can get the constant care and physical therapy that he needs.
The cost is also extremely expensive!!
Britany (Coach Grubbs wife) has had to take a leave of absence without pay to take care of Coach Grubbs and to take care of their children Austin and Dalton. She has now been off work for 3 weeks unpaid. Though she will be eligible for FMLA (Family Medical and Leave Act) in a few weeks, this time off would also be without pay.
We are reaching out to you and asking for your support. Coach Grubbs and his boys NEED their wife/mom at this time, even more than ever. Britany desperately wants to be able to be there to care for her family. 
Again, your support thus far is more appreciated than you could ever possibly know.
This is the latest message from Britany to Jessica....
“Hi there....girl I'm such a basket case i don't know what i need anymore. Every day is a new day and I'm just trying to hang on. Honestly, any help is is always welcomed unfortunately i am not able to cook like i would like to do, and most of the time the kids are taken care of but not always so sometimes it can be a spur of the moment need for them (usually when i think i can get them and something comes up that prevents me from doing so), and as for funds - that of course will always help as everyday to the mailbox is bringing on a new stress. I just feel like i keep getting pushed underwater over and over. Insurance is helping for sure but as we all know doesn't cover all of it....and he has been in the hospital for the past 3weeks and moved him Monday to a skilled nursing facility to work on being able to come home but i think it'll be awhile before that happens unfortunately. Thank you so much for your support, friendship, and willingness to help - anything and everything i am thankful and appreciative to get ❤”

The area of Smith County where Lindale sits was inhabited long before the town was founded in 1871. In the early 19th century, the Caddo Indians were the area's primary inhabitants; their artifacts can still be found along streams in the area. The area also was home to Cherokee Indians, who were forced out when the Republic of Texas was founded in 1836.

After the Civil War, Richard B. Hubbard, a former officer in the Confederate Army and owner of a large plantation on what is today a gated community called Hideaway Lake, began searching for a more convenient way to ship the produce grown on his land. Hubbard convinced railroad officials to lay track between nearby Tyler and Mineola. Hubbard's brother-in-law, Elijah Lindsey, anticipating growth around the new railroad, opened the fledgling community's first general store in 1871, and Lindale had its start; Lindsey was elected the town's first mayor a year later.

By 1900, the city had its own newspaper, two cotton gins, several shops, churches, a telephone exchange, a doctor and lawyer, as well as the ubiquitous canning factory. In 1905, the town was incorporated; it spanned about a square mile in total.

Produce continued to be the city's main source of income, and by 1950 the town had gained a reputation for being the "blackberry capital of the world," with tons of berries being canned and shipped each year.

The 1949 comedy film release, Strike It Rich, starring Rod Cameron and Bonita Granville, was filmed in the Lindale, Tyler, and Kilgore area. An exhibit on the picture is found at the Old Mill Museum in Lindale.

Today, Lindale boast one of Texas' top public school districts.  Since 2008, the nearby Texas Rose Horse Park has been the home of the annual Super Ride: International Festival of the Equestrian Arts. The event hosts the prestigious United States Equestrian Drill Championship (USEDC).

Yesterday’s mail delivered many Rockwall and Heath home owners a surprise as they saw an increase in their homes appraised value.  This is great news for those who are looking to sell their home, but what about the home owners who are not planning to move anytime soon?  Many home-owners are upset by the sudden increase due to the impact it will have on their yearly tax bill, however there is something that can be done.  The professionals at The Jessica Hargis Group can help you explore your options so you don’t have to worry come tax season!

Appraisers ultimately have the last word, but the decision isn’t always set in stone.  Appraisers will consider input from homeowners who are refinancing or by using comps provided by a real estate agent using the latest home sales.

The median price of homes that sold in Rockwall, Texas is just over $263,000.  An increase of 10% can mean as much as much as an additional $1000 more per year in taxes.  According to Appraisal District Guide appraised values may not increase the appraised value of a homestead by more than 10% in a given tax year. The homeowner's property tax is based on the county appraisal district's appraised value of the home. Technically, a Texas homestead's assessed value is limited to the lesser of either its market value or the sum of the market value of any new improvements and 110% of the appraised value of the preceding year. The 10% increase is cumulative. Therefore, the maximum increase is 10% times the number of years since the property was last appraised.

As unpleasant as it sounds, summer is the season in Texas to fight property tax appraisals.  As the saying goes; March Rains bring April Appraisals and May Protests.  The deadline to file a protest is June 1, 2015.

New Buyer’s Guide to Buying a Home

As a Realtor®, one of the top questions I have been asked when talking to people looking to purchase a home for the first time is, “What do I need to do? What do I need to do first?”  Today, I am going to go through the process of purchasing a home for the very first time.  Keep in mind, this is only a rudimentary guideline and know that there are always “things” that come up.  So, let’s get to it!

1. Get Pre-Qualified!  

There is no worse feeling for a first time homebuyer to look at homes that are out of their price range.  This is a key step in the process.  Find out what your price range is through contacting a lender and ask for the search to be done within parameters.  If you qualify for a $200,000 home, chances are, you do not want to purchase a $200,000 home…remember, you have to have some financial margin in order to live!  The pre-qualification process takes about 15-30 minutes on the phone or through an online form with a lender.  Large National banks have a lot of red tape and not the best track record for customer service.  Ask your Realtor for suggestions if you are unsure whom to contact.  

2. Set up a search with your Realtor and go see houses!

This is where the dreams begin.  Once your parameters have been set as to your price range, number of rooms, number of bathrooms, one story, two story, pool, city…you get the idea.  This is key…GO SEE HOUSES!  Notice the ‘S’ on houses…see multiple houses.  Get a list of about 6-10 homes and go see them.  You may have a favorite out of all those on your list, but it is always good to get a point of reference.  

3. Select the home and make an offer!

After you have seen all the homes you wish to see, ask your Realtor to write an offer for the home.   At this point, there is some trust that has to be extended to your Real Estate Professional.  Keep in mind, it is their job to know the market, the area and suggest what a good offer for the home would be for you to make.  In other words, on that $200,000 home, you do not want to offer $150,000 with the thought of negotiating through counter-offers because you heard someone did that one time.  In fact, some agents will not waste time writing offers that they know have no chance of acceptance and they will tell you.  Just think of it this way, if you were selling your home for $200,000 would you accept an offer of $50,000 less than you were asking?  I am going out on a limb…NO!

4. Option Period, Earnest Money Deposit & Home Inspection

After an offer has been accepted, the option period of 5,7 or 10 days begins.  The option period is a designated length of time that the buyer can pull out of the purchase without losing any earnest money.  The earnest money is basically a portion of your down payment.  Usually 1% of the sale price and deposited at the Title Company that is stated in the contract.  The Title Company operates as the middle man for the transaction of the home sale.  During the option period, I always recommend…GET A HOME INSPECTION!  If you do not have an inspector, your Realtor can suggest one.  This will tell you all the things about the home that are in need of repair.  It is the inspector’s job to pick the home apart and find all the things that are “issues”.  This is where the Realtor will make a list of repairs and submit it to the listing agent for repairs to be made before going through with the sale.  This is done during the option period because the only amount the buyer would be out is the option fee and the home inspection fee.  This is not much compared to a home you are paying $200,000 for that is a money pit for all the repairs that it needs.

5. Work with lender

Provide all documentation needed for underwriting your loan.  Keep in mind, this is a lot of money.  The lender will want all kinds of information from you from financial, job, marital past, etc.  Work with them as the underwriting process can be trying at times…if you ever get frustrated, call your Realtor and vent to them!  They can take it and usually offer some advice to the process.

6. Closing Date

Once the loan is approved and cleared to close, the closing date is set at the Title Company.  Congratulations!  You have made it this far.  Now get your funding together for your down payment and whatever closing costs you will need and get to the Title Company to buy your home and start moving!  You will only have one first home, the memories of that home will last forever.
